How we work

A hub, not a handoff

MosStone doesn’t pretend to be an estate agency, an auction house and a construction firm at once. It sits at the middle of a network of people who each do one thing properly, and puts you in front of the right one.

Step one

We listen before we suggest

An investor with £40,000 and an investor with £400,000 need different conversations. So does someone selling a second home and someone selling under pressure. Nothing gets recommended until we understand which one you are.

Step two

We do the unglamorous part

Comparables, refurbishment costings, rental demand, title checks, planning history, exit options. The work that decides whether a deal is any good happens long before anyone signs.

Step three

We hand you to the right specialist

Auction, managed sale, mortgage broker, solicitor, tax adviser. We stay involved through the process rather than making an introduction and disappearing.

Who you’ll be dealing with

You get Sam. Not a call centre.

MosStone Property is run by Sam Mosse from Suffolk. Sam started out in commercial interior design in the 1980s, which is a longer way round to property than most, and a more useful one: three decades of looking at a building and knowing what it would take to put it right.

That’s the same question behind every deal here. What is this place really worth, what would it cost to fix, and who does it need to end up serving?

Every investment is somebody’s roof. Getting the return right and getting the housing right are not opposing jobs.

Compliance & trust

The checks you should be asking about

Anyone can call themselves a property sourcer. Very few will show you their compliance before you ask. These are the registrations and protections MosStone operates under — and the ones you should demand from anybody else handling your money or your home.

AML & KYC processes

Identity, source-of-funds and source-of-wealth checks run on every transaction, as anti-money-laundering rules require of anyone working in property.

ICO registered

Registered with the Information Commissioner’s Office for handling personal data. Your details are used to answer your enquiry and nothing else.

Property Redress Scheme

Member of a government-approved redress scheme. If something goes wrong and we can’t put it right between us, you have an independent route to complain.

NRLA member

Member of the National Residential Landlords Association, which keeps us current on legislation that changes more often than most landlords realise.

Professional & public indemnity insurance

Both held and in force. Professional indemnity covers the advice; public liability covers the site visits.

Ask us for the paperwork

Certificates and registration numbers are available on request before you commit to anything. If a sourcer won’t send you theirs, that tells you something.
