Full management. Five percent.

Most letting agents charge somewhere between ten and fifteen percent of your rent to manage a property, add VAT on top, and then charge again for the things you assumed were included. Ours is 5% with no VAT to add, and it covers the whole job. Available across the United Kingdom, not just our own patch.

The maths

What the difference actually looks like

On a property let at £1,000 a month, 5% costs you £600 a year. A 12% fee plus VAT costs £1,728. That is a difference of £1,128 a year on one property, and it is the same service.

On the fee. 5% of the rent collected, with no VAT added — the figure you see is the figure you pay. Any charges that sit outside the management fee — tenancy set-up, inventories, statutory certificates, major works — are set out in writing before you sign anything, as is the notice period. Nobody should agree a management arrangement from a headline percentage alone, including ours.

What full management should mean

This is the work that goes with letting a property properly. If an agent isn’t doing all of it, they aren’t managing it — they’re collecting rent.

Finding the tenant

Marketing, viewings, and referencing that actually checks affordability, employment and previous landlords rather than ticking a box.

Setting up the tenancy

Agreement drawn up correctly, inventory and schedule of condition recorded, deposit protected in a government scheme with the prescribed information served on time.

Rent collection

Rent in, statements out, and arrears chased early and properly rather than three months after the fact when it has become a real problem.

Inspections

Periodic visits with written reports and photographs, so problems surface while they are still cheap to fix.

Repairs and maintenance

Contractors arranged and supervised, with a spend limit you set so nothing significant happens without your say-so.

Compliance

Gas safety, electrical installation reports, EPC and smoke and carbon monoxide alarms tracked and renewed before they lapse, not after.

Tenancy renewals

Renewals and rent reviews handled at the right moment, with a view on what the property should actually be achieving.

End of tenancy

Check-out against the inventory, deposit negotiated and returned, and the property turned around for the next tenant with minimal void.

The maths made sense when it was one property and you had time. Compliance has grown, the rules keep moving, and the calls come at inconvenient hours. At 5% the case for handing it over is a lot easier than at 12%.

You bought through us

If we sourced the deal, we already know the property, the works that were done and what it should let for. Handing it straight to management is the natural next step rather than starting a relationship from scratch.

You became a landlord by accident

Inherited it, couldn’t sell it, moved in with someone. You never intended to run a rental business and you would rather it just worked.

Your portfolio is scattered

Properties in three counties usually means three agents, three fee structures and three sets of statements. National coverage means one arrangement instead.

Before you hand over a property

What to check about any letting agent

Including us. These are legal requirements in England, not optional extras, and an agent who cannot answer them quickly is telling you something.

Client money protection

Letting agents holding your rent must belong to an approved client money protection scheme, so your money is covered if the agent fails. Ask which scheme and ask for the certificate.

Redress scheme membership

Mandatory. It gives you somewhere independent to go if a complaint cannot be resolved directly. MosStone is a member of the Property Redress Scheme.

Fees displayed in writing

Agents must set their fees out clearly. You should never discover a charge after signing, and what tenants can be charged is restricted by law.

Straight answers

Questions landlords ask

How can the fee be 5% when everyone else charges more?

Volume and low overheads rather than a cut-down service. There are no high-street branches to pay for, and there is no VAT to add on top. It is a fair question to ask, though, and the right way to test the answer is to read what is actually included and compare it line by line against your current agent’s terms — and remember to compare their fee including VAT, which is how it will actually leave your account.

Is it really available anywhere in the UK?

Yes, that’s the point of the partnership. MosStone’s own investment work is concentrated in East Anglia, but management runs nationally, which matters if your properties are spread out.

I’m already tied to an agent. Can I move?

Usually, but check your current agreement for the notice period and any exit or continuing commission terms — some are longer and stickier than landlords expect. Send us the terms and we’ll tell you honestly what moving would cost and whether it is worth it yet.

Do I keep control over repairs?

Yes. You set a spend limit, and anything above it comes to you for approval first. Genuine emergencies are the exception, and you’ll be told as soon as practicable.

What if the tenant stops paying?

Arrears get chased from the first missed payment rather than left to build. Where it escalates we’ll set out your options and the realistic timescales. Rules on regaining possession have changed and continue to develop, so nobody honest will promise you a specific outcome or date.

Can you manage an HMO?

Tell us about it. HMOs carry a licensing and fire safety regime that has to be respected rather than worked around, and the management load is genuinely higher, so it’s a specific conversation rather than a standard one.
