An estate agent has one tool: put it on the market and wait for a buyer. That works for most properties. When it doesn’t — because the property is empty, needs work you can’t fund, won’t mortgage, or carries more debt than it’s worth — you need someone with a wider set of tools. That’s what we are.
The difference
We’re investors, not agents
An agent earns a commission when your property sells to somebody else. That makes them useful when there’s a willing buyer and unhelpful when there isn’t.
We put our own money and our investors’ money into property, which means we can do things an agency structurally cannot: buy it ourselves, fund the work it needs, take over running it, or build a structure around a problem that a straight sale can’t solve.
It also means we are not automatically the right answer. Plenty of the conversations we have end with us saying a decent local agent will get you more money. That’s a good outcome too, and you’ll hear it from us early rather than after six wasted weeks.

Where people usually are
The four we hear most
None of these are unusual and none of them are anything to be embarrassed about. They just change which tool is the right one.
The sale fell through
Your buyer pulled out, or somebody four links up did, and the purchase you were counting on is now at risk. Re-marketing means starting the clock again with no guarantee it holds the second time.
A chain-free buyer removes the problem entirely, and auction gives you a date you can actually plan around.
You owe more than it’s worth
A normal sale cannot clear the debt, so the usual advice stops applying. What matters is what your lender will accept and how much time you genuinely have.
This is where a structured arrangement can sometimes work when nothing else will — and where you should be most careful, and take independent advice.
You have to be somewhere else
A job starting in another city, a family reason, a date that will not move. Carrying two properties while you wait for a buyer is expensive and stressful in equal measure.
Certainty of sale is often worth more than the last few thousand on the price.
Two people, one property
A decision that has to be made while everything else is already difficult, often with solicitors involved and neither side wanting to wait on the other.
We deal with both of you evenly, keep it businesslike, and work to whatever has been agreed between your solicitors.

We or an investor from our network purchase directly. No chain, no mortgage condition, a completion date you help set.
Auction
A fixed date, a reserve you control, binding exchange on the hammer. Our partner charges a 0% sales fee.
Assisted sale
We fund and run the work the property needs, it sells for more, and the proceeds split on terms agreed at the start.
Refurbishment partnership
You keep ownership. We bring the money and the trades, and we share the uplift when the work is done.
Lease options and similar
We take on the running and the payments for an agreed period, with an agreed option to buy later. Legally involved, and not right for everyone.
Letting and management
